 Tenant Find & Set-Up – £500.00  (to be deducted from the first month’s rent)
This service includes:

• Tenant finding and referencing
• Compliance checks
• Preparation of tenancy agreements
• Pre-tenancy property inspection
• Check-in and check-out inventory 

Full Management Service – 10% of Monthly Rental Income
Our full management service includes:

• Rent collection
• Three-monthly property inspections
• Regular landlord updates
• Organisation of all required safety checks
• EICR check and Gas Certificate
• Day-to-day property management, including arranging maintenance using our inhouse maintenance team unless otherwise agreed/requested
• Emergency out-of-hours service at no additional cost for retained landlords
• End-of-tenancy management, including deposit return
• Serving of statutory notices to end a tenancy or increase rent where required
• Tenancy renewals and any amendments to tenancy agreements

*Please note that the Gas Safety Certificate and EICR will be included within the ongoing monthly management fee once the initial compliance tests have been completed. Any remedial works required are not included.
